Wiring a basement or coach-house suite — the electrical side

Secondary suites are everywhere in Metro Vancouver, a basement rental, a coach house over the garage, a laneway home out back. They’re a smart use of a property, but the electrical side is more involved than people expect, and it’s worth understanding before you frame a single wall. Here’s what’s actually involved.

A suite is a real electrical load

The mistake is thinking of a suite as a few extra outlets. It isn’t. A suite is a second home inside your property, with its own kitchen, its own heat, its own laundry in many cases, and its own everything else. That adds up to a substantial load on a service that was sized for one household.

So the first question on any suite is capacity: can the existing service carry the original home plus the suite? Often the answer is that it can’t, not comfortably, and that’s where the electrical scope starts to grow. We handle this as part of renovation and rewiring work, and the capacity question is the one that shapes everything else.

Its own panel, and often its own meter

Most suites end up with their own subpanel. It keeps the suite’s circuits organized and separate, which matters for safety, for troubleshooting, and often for the building department. On top of that, many suites, especially rentals, get separate metering, so the suite’s electricity is billed on its own and you’re not splitting a hydro bill by guesswork.

Separate metering is also something BC Hydro and the municipality may have requirements around, so it’s not purely a convenience decision. We sort out what your situation actually needs rather than defaulting to the most expensive option.

When it forces a service upgrade

Here’s where the suite connects to the bigger picture. If the existing service can’t carry the added load, you’re looking at a panel or service upgrade, usually to 200 amps, before or as part of the suite work. Whether you need one comes down to a load calculation, the same arithmetic we’ve written about for figuring out how many amps a house needs.

Sometimes the calculation shows the existing service has room, and no upgrade is needed. Just as often, an older home that was already close to full tips over once a whole second household is added. Either way, we run the numbers before quoting so you know which situation you’re in and aren’t surprised partway through the framing.

Code requirements that catch people out

Suite wiring has to meet current code for a dwelling unit, and a few requirements regularly surprise homeowners doing a suite for the first time:

  • Kitchen circuits. Counter-plug spacing, dedicated circuits for the range and other appliances, and GFCI protection where required. A suite kitchen is wired to the same standard as any kitchen.
  • Bathroom and outdoor GFCI protection, same as the main house.
  • Interconnected smoke and carbon monoxide alarms, often across both the suite and the main dwelling.
  • Heat. Electric baseboard or a heat pump for the suite is its own load and its own set of circuits.

None of this is exotic, but it’s why a suite is a planned electrical job, not a handful of add-ons. Getting the rough-in right before insulation and drywall is what keeps the inspection clean.

Plan it before the walls close

The theme across all of this is that suite electrical rewards planning. Doing it in that order is what keeps a suite from becoming an expensive do-over when an inspector finds a problem behind finished drywall.

Heating the suite is its own decision

One load that catches people out is how the suite gets heated. Electric baseboards are cheap to install but add meaningful demand and cost more to run. A heat pump costs more upfront but is far cheaper to operate and, run as a mini-split, adds less to the service demand than a house full of baseboards. That choice feeds straight back into the load calculation, and sometimes into whether you need a service upgrade at all. It’s worth deciding early, because it changes the electrical scope, not just the comfort of the suite.

The bottom line

A basement or coach-house suite is a second home electrically, and it needs to be planned like one: its own panel, often its own meter, a full set of code-compliant circuits, and frequently a service upgrade to carry the load. The load calculation up front tells you whether the upgrade is needed, and the planning up front keeps the inspection clean.
