Commercial & tenant improvements
Retail fit-outs, offices, warehouses — from demising walls to occupancy, on the schedule your lease demands.
Commercial work runs on deadlines like fixturing dates and occupancy inspections. We’ve wired retail stores, warehouse spaces, and community facilities across the Lower Mainland, and we plan our work backwards from your opening date.
What’s included
- Tenant improvements: lighting, power distribution, data rough-in, signage circuits
- Retail fit-outs, including display lighting and point-of-sale power
- Warehouse and light-industrial: high-bay lighting, machine circuits, panel and transformer work
- Service upgrades and subpanel additions for growing loads
- Occupancy-inspection coordination with the AHJ
How it works
- Scope and price. From your TI drawings or a site walk, itemized so you can value-engineer line by line.
- Rough-in and coordination. We work to the construction schedule and flag conflicts early, in writing.
- Finish and occupancy. Devices, fixtures, panel schedules, and the final inspection that gets you your keys.
Common questions
Can you work nights or around our business hours?
Yes. Panel changes and lighting retrofits in occupied spaces are routinely done after hours so you don’t have to close.
Do you handle design, or do we need an engineer?
Small TIs we can design-build under the permit. Larger loads or life-safety systems need an engineer’s stamp, and you’ll know which side of that line your project falls on before you spend money.
What size projects do you take?
From a single storefront to multi-tenant buildings. If a project needs a crew size we can’t staff properly, we say so up front.
