Aluminum wiring in BC homes — what it means and what to do about it

If your house went up between roughly 1965 and 1978, there’s a decent chance the branch circuits behind your walls are aluminum rather than copper. It shows up all over the Lower Mainland in that era’s housing, and it turns into a live question at two moments: when you’re buying or selling, and when your insurance comes up for renewal.
The internet’s take on aluminum wiring runs hot. The reality is more specific and more manageable than the scare version, but it’s also not nothing. Worth knowing which parts are true.
First, the distinction that gets lost
There are two completely different things people mean by aluminum wiring.
Aluminum service entrance and feeder conductors are the large cables running from the meter into your panel, or from the panel out to a subpanel. These are normal, current, and completely code-compliant. We install aluminum feeders on new work regularly. If a home inspector notes aluminum at your service, that alone is not a finding.
Aluminum branch-circuit wiring is the small stuff, the 12- and 10-gauge conductors feeding your outlets, switches, and lights. That’s the material used widely in Canadian homes during that mid-60s to late-70s window, and that’s the one insurers ask about.
If you’re not sure which you have, the labelling on the cable jacket in the panel tells the story, and any electrician can tell you in a few minutes.
The wire isn’t the problem, the terminations are
This is the part that matters. Aluminum branch wiring is not sitting in your walls degrading. Properly installed and properly terminated, it carries current safely, which is why the code allowed it.
The failures happen at connections. Aluminum expands and contracts more than copper as it heats and cools, so a terminal screw that was tight in 1974 can work loose over fifty years of cycling. Aluminum also oxidizes, and the oxide layer resists current, which makes the joint warmer, which loosens it further. Add the fact that a lot of it was terminated on devices designed for copper, and you get the actual risk: a loose, hot connection inside a box, arcing quietly behind a cover plate.
That’s why aluminum wiring problems show up as warm switch plates, flickering on one circuit, outlets that stop working intermittently, and a faint burnt smell near a device. Those signs are worth acting on rather than watching. A breaker that keeps opening on the same circuit is another one, and we covered what tripping usually means in more detail.
What insurers in BC actually ask
Insurers vary and they change their forms, so treat this as the general shape rather than a rule that applies to your policy. Ask your broker for the specifics on yours.
In practice, most carriers want to know whether the home has aluminum branch circuits, and if it does, they want evidence that the connections have been addressed by a licensed electrician. Some will write the policy with that documentation and not otherwise. Some price it differently. It’s a similar conversation to the one that comes up with knob-and-tube wiring, though aluminum is generally the easier of the two to resolve, because in most cases you don’t have to replace the wire.
The practical takeaway is the same either way: a letter from a licensed contractor describing what was inspected and what was corrected is the thing that satisfies an underwriter. Verbal reassurance isn’t.
Your three real options
Remediate the connections. The standard approach is to open every device box, inspect each termination, and re-terminate using devices and connectors approved for aluminum, or pigtail a short copper tail onto the aluminum with a CSA-approved aluminum-to-copper connector and land the copper on the device. Done properly this addresses the failure mode directly, and it’s far cheaper than a rewire. The catch is that it’s every box, not the three you’re worried about. Skipping boxes leaves the problem where you didn’t look.
Rewire the affected circuits. Sometimes it makes sense to replace rather than remediate, usually when walls are already open for a renovation. If you’re gutting a kitchen or a basement anyway, rewiring those circuits in copper while the framing is exposed costs a fraction of what it would as a standalone job. This is why we tell people to sort the wiring question before the drywall goes on, not after. It’s part of every renovation and rewiring conversation we have.
Full rewire. Occasionally the right answer, usually when the aluminum is paired with other era problems: an undersized service, a panel with a bad reputation, no grounding at the receptacles. At that point you’re not fixing aluminum, you’re modernizing the electrical system, and it usually pairs with a panel and service upgrade.
What isn’t an option is the DIY version. Anti-oxidant paste and a firm hand on the screwdriver is not remediation, and the connectors that matter are specific approved products, not whatever wire nut is in the drawer.
Where we see it
The housing stock tells you where to expect it. The 70s subdivisions across Coquitlam, Burnaby, and the older parts of Surrey are full of it, and it’s common in North Shore homes from the same stretch. Those are also the houses now taking on EV chargers and heat pumps, which is how a lot of owners find out what’s in their walls: they call about adding a circuit and the panel tells the rest of the story.
What to do next
If you know or suspect you have aluminum branch circuits, get it inspected and documented before your renewal date or your listing date, not during. The inspection is straightforward, the remediation is a known quantity, and having the paperwork in hand turns a question that stalls deals into a line item you can answer in one sentence.
